Concerned about Industrial Activities on ALR Lots in Bradner?

Concerns have been growing since the recent sale of agriculture land in the heart of Bradner and the new owners activities that are now taking place. The address is 5383 Bradner Road almost directly across from the Bradner Store and two doors down from the Bradner Hall. The property beside it home of Northside Transport Ltd. (5323 Bradner Road) has also been chipping away green space for some years already and is now being used for industrial/commercial purposes. Both properties are Agricultural One Zone (A1) for Agricultural and Agri-Tourism uses (lots that are 8.0 ha and larger in size.)

The primary permitted uses listed in A1 Zoning definitions are: 

• Agricultural Use
• Agri-Tourism
• Farm Retail Sales
• Medical Marihuana Production Facility (B/L 2470-2015)
• Single Detached Dwelling
• Winery ​

And accessory uses are:

• Accessory Family Residential Use
  
• Accessory Full-Time Employee Residential Use
  
• Accessory Processing Use
  
• Accessory Seasonal Employee Residential Use
  
• Bed and Breakfast
  
• Home Occupation – Level 3
  
• SecondarySuite  

Also raising concern, is the minimum setbacks  found in the definition, with various requirements, but none are less than 9 metres. The new beige building appears to be smack on the property line.  

Concerns have also been brought up about the fence height, which are listed in the city's General Regulations.  

Some Bradner residents speculate that the new owners also own the Bradner Salvage and are relocating the wrecking yard to this property at 5383 Bradner Road.

Chris Neels from Chris Neels Construction was contacted and offered a bit of information, he  said the building permit applied for cited the construction was for an Agricultural storage building. Neels construction company is listed on the Farm Building Contractors, Equipment Suppliers, Fabricators and Installers in the Fraser Valley. 

The City of Abbotsford was contacted and has asked the community of Bradner to report concerns and send in photos to [email protected]. They indicated both properties will be investigated.

The online permit search indicates the permit is for  an Agriculture - Machine Shed - New. Building Permit Status, City of Abbotsford - See image below.

These pictures show the comparison between 2015 to what it looks like in early 2017. This isn't the first time residents have been upset about permits that end up allowing industrial/commercial uses  on ALR Land due to lack of enforcement.
